PM Aawas Yojana 2025 – Gramin & Urban: Scheme, Eligibility and How to Apply

The Pradhan Mantri Awas Yojana (PMAY) is one of the Indian government’s ambitious social welfare missions for ensuring affordable housing for all citizens. Rolled out in 2015, the program functions on two verticals- PMAY Urban (PMAY-U) and PMAY Gramin (PMAY-G) – to provide coverage to both urban and rural citizens. The mission’s objective of “Housing for All” was previously extended till December 2025 for PMAY-U and 2028 for PMAY-G, so that no household lacks a permanent abode.

PM Aawas Yojana 2025 : Gramin (PMAY-G)

The PMAY-Gramin program, under the Ministry of Rural Development, aims to provide pucca houses with essential amenities to kutcha or dilapidated dwelling family members. Every eligible family is given financial support up to ₹1.20 lakh in plain areas and ₹1.30 lakh in hilly or tough areas. The expenditure is split between the Central and State governments at the rate of 60:40 for the majority of states and 90:10 for the Northeastern and Himalayan states.

According to the most recent update, more than 4.12 crore homes have been sanctioned under PMAY-G, with a new Awaas+ Survey 2025 in progress to detect more households. Priority is given to women-owned or joint property homes, Scheduled Castes/Tribes, minorities, and differently-abled beneficiaries.

PM Aawas Yojana 2025 : PMAY-Urban (PMAY-U 2.0)

PMAY-Urban 2.0, re-launched in September 2024, continues its endeavours through four constituents:

  • Beneficiary-Led Construction (BLC): Support for building or improving one’s own home.
  • Affordable Housing in Partnership (AHP): Public-private partnerships for the provision of housing units.
  • In-Situ Slum Redevelopment (ISSR): Slum redevelopment with land as an asset.
  • Credit Linked Subsidy Scheme (CLSS): Subsidy on interest on home loans for economically weaker and middle classes.

In August 2025, the Centre approved more than 8.56 lakh new homes, and overall urban approvals have now exceeded one million under Angikaar 2025, a last-mile delivery and citizen awareness campaign.

PM Aawas Yojana 2025 : Eligibility Criteria

For PMAY-Urban, eligibility is based on income groups:

  • Economically Weaker Section (EWS): Up to ₹3 lakh annual income.
  • Low Income Group (LIG): ₹3–6 lakh.
  • Middle Income Group (MIG-I & MIG-II): ₹6–18 lakh.

The applicants should not be the owners of a pucca house anywhere in India and should not have already taken advantage of past housing benefits. Extra priority is given to widows, senior citizens, transgender people, and differently-abled people.

PM Aawas Yojana 2025 : How to Apply

To submit under PMAY-U, log on to the official site pmaymis.gov.in, choose the category of beneficiary, and provide Aadhaar, income, and property information. Rural candidates under PMAY-G may apply through pmayg.nic.in or through the relevant gram panchayat. Both the websites permit users to track the status of online applications and download sanction letters.

Applicants can also submit through Common Service Centres (CSCs) or partner banks like SBI, HDFC, and ICICI, which help in loan-linked subsidy applications.

The Pradhan Mantri Awas Yojana continues to be central government’s flagship housing program, providing safe housing, dignity, and empowerment to crores. With successive enlargements under PMAY-U 2.0 and PMAY-G, the scheme pushes for saturation in housing, achieving the government’s abiding vision of a “pucca ghar for every family” by working towards inclusivity in both rural and urban India.
