The Yamuna Expressway Industrial Development Authority (YEIDA) has introduced a new residential plot scheme in Sector 24A near the upcoming Jewar Airport. This scheme offers 451 plots ranging from 120 to 260 square meters, registered under the Real Estate Regulatory Authority (RERA).
Applications for the scheme will close on November 30, with allotment finalized through a draw of lots on December 27. Booking amounts range from Rs 3,10,800 to Rs 6,73,400, depending on the plot size.
YEIDA has designated 17.5% of plots for farmers whose land was acquired, while 82.5% are available for the general category. Additionally, 22.5% of plots are reserved for categories including displaced farmers, individuals with disabilities, and operational industrial units.
Preferred locations such as park-facing, corner plots, or those on roads wider than 18 meters carry an extra 5% premium per feature, up to a maximum of 15%. The land premium rate is set at Rs 25,900 per square meter.
Applicants may pay the total amount within 60 days from allotment, with a 90-year lease period provided. A one-time lease rent of 10% of the total plot cost must be paid before executing the lease deed.
Applicants may apply for only one plot. Existing YEIDA plot owners or those submitting multiple applications will be disqualified. Allocated plots are provided on an “as-is-where-is” basis, with construction to begin within three years of the lease deed, with extensions available for an added fee.
