Prime Minister Narendra Modi ceremonially inaugurated the key transport arteries on Sunday in the Delhi-National Capital Region (NCR), including the Urban Extension Road-II (UER-II) and two other important stretches of the Dwarka Expressway. Really, these new roads would relieve congestion and trim travel time across the capital and into districts of Haryana neighboring it.

Urban Extension Road-II
Urban Extension Road-II is an important lifeline in case of 75.7 kilometers, with a possible designation of third Ring Road of Delhi primarily relieving traffic on the Inner and Outer Ring Roads and major choke points that include Mukarba Chowk, Dhaula Kuan and N.H.-09. By providing uninterrupted connectivity from the western and southern extension of Delhi to Bahadurgarh and Sonipat in Haryana, UER-II will reduce the travel time of both daily commuters and interstate users.

The new route promises to bring down transport costs for industries and improve logistic viability in the NCR and beyond. Real estate potential will skyrocket in anticipation of demand for warehouses and commercial hubs. According to the NHAI, UER-II’s four packages interlink Mahipalpur close to IGI Airport with Alipur in North Delhi, tying into highways heading towards Haryana and Punjab. Out of the total length, 54.21 km falls within Delhi and 21.5 km in Haryana, with the ₹6,445 crore project to be completed in the long term by interconnecting five expressways of the NCR.
Dwarka Expressway: Faster Access to Modern Infrastructure
In addition to UER-II, phases three and four of the Dwarka Expressway, amounting to 10.1 km in Delhi, were also launched by PM Modi. The expressway includes a 5.1 km tunnel connecting it to the IGI Airport for the improved connectivity of Delhi with Gurugram; the other sections in Haryana were opened in March 2024.

The expressway has four-level interchanges, two of which are underground, and allows smooth integration with DMRC Blue and Orange lines, Yashobhoomi, Bijwasan railway station, and Dwarka cluster bus depot, hence travel from Sonipat, Rohtak, Bahadurgarh and Gurugram to the airport would be much faster. A 34-lane toll plaza will clear the flow.
The connection from Shiv Murti intersection to Dwarka Sector-21 and further to the Delhi-Haryana border will join UER-II to complete a well-networked high-capacity corridor. Sunil Sareen, deputy convener of the Dwarka Expressway Group Development Authority (DXPGDA), mentioned that these routes mean safer roads, better living standards, and enhanced property values.
Real Estate and Regional Growth
This infrastructure project has already stimulated the real estate market: in the last ten years, about 45,000 housing units have been launched along the corridor, with 20,000-22,000 of them having been completed marking a transformative phase for both the housing market and regional development. These new roads are promised growth, connectivity, and modern urban living in Delhi-NCR.
