Subhash Ghai, 80, and his wife Mukta were making headlines the other day with the sale of their luxurious apartment in Andheri West, Mumbai for ₹12.85 crore. The 14th-floor property in the premium Rustomjee Elita building saw a rise of 47 percent since it was purchased for ₹8.72 crore in August 2016.
According to documents accessed via Zapkey.com, Subhash Ghai had bought the apartment for ₹8.72 crore. The carpet area of the house is 1,760 sq. ft. Being a premium property with two car parking spaces, this house was sold for around ₹72,000 per sq. ft. The house was bought by Sameer Gandhi after registration and sealed at a stamp duty of more than ₹77 lakh and ₹30,000 of the registration fee on 22 January 2025.
Prime Location Adds Valuable Value
Andheri West is a favorite among Bollywood celebrities, filmmakers, and producers, and one of the most sought-after residential areas in Mumbai. It is close to entertainment hubs like Lokhandwala, Juhu, and Bandra, which is accompanied by a vibrant lifestyle and connectivity, making it a prime real estate destination.
Bollywood Real Estate Boom
A new trend of big-ticket property deals is emerging in the Mumbai realty market. Earlier this month, Amitabh Bachchan sold his duplex apartment in Oshiwara for ₹83 crore with a profit of 168% in two years. Actress Kriti Sanon had earlier rented the duplex for ₹10 lakh per month.
Another notable sale was of actor Akshay Kumar’s apartment in Borivali East for ₹4.25 crore. The actor had bought it in 2017 for ₹2.38 crore.
These transactions reflect the popularity of Bollywood’s connection with high-value real estate in Mumbai that offers rich returns to its stars and investors.
