The Central Public Works Department (CPWD) has invited pre-qualification bids for the 360 crore Prime Minister’s residential complex, which is expected to be completed within 21 months of the tender’s award. The complex is being built as part of the Central Vista redevelopment project, which also includes the Rashtrapati Bhawan and South Block.

The Executive Enclave, which will house the Prime Minister’s Office, has yet to be awarded work.

The residential complex will be ground plus one story, with a guest house, Special Protection Group office, support staff quarters, CPWD office, a basement parking lot, and other amenities. There will be four entry and exit gates, as well as 25 watch towers, at the complex.

The Prime Minister’s new residence will consist of two blocks on Dara Shikoh Road. “The site is located in [a] highly secure zone.” The tender document stated that “the proposed buildings shall be of reinforced cement concrete framed structure building.”

Construction firms selected through the pre-qualification process will compete for financial bids. On October 14, the pre-qualification bids will be opened.

The company that is awarded the contract will have to plan for tree transplantation and utility relocation. “Tree transplantation as per the requirement to be done and the existing services, if any, to be diverted. After construction, operation & maintenance of all civil & electrical services and housing keeping for 5 years,” the tender document said.

This is the sixth project in the Central Vista redevelopment project to be bid on. Last month, Prime Minister Narendra Modi dedicated the renovated Central Vista Avenue. The construction of the Parliament building is expected to be completed by November. Construction of three common central secretariat buildings is currently underway.
